Mortgage Rates Hold Steady as Local Housing Inventory Continues to Grow

The Federal Reserve announced on July 29 that it will leave its benchmark interest rate unchanged, a move that financial markets widely expected. While the Fed doesn't directly determine mortgage rates, its decisions influence the bond market, inflation expectations, and ultimately the rates available to homebuyers. Current rates remain attractive for many qualified borrowers, including 6.125% FHA, 6.125% VA, 6.250% USDA, 6.375% Conventional First-Time Buyer, 6.500% Conventional, and 5.875% on a 15-year fixed loan for borrowers with excellent credit. With rates remaining relatively stable, many buyers are finding that today's market offers more predictability than we've seen over the past few years.

Just as encouraging is what's happening here in the Lynchburg area. According to the latest Lynchburg Association of REALTORS® Market Indicators Report, new listings increased 13.7% year-over-year, giving buyers significantly more homes to choose from. Active listings also climbed nearly 12% to 1,013 homes, while the months of available inventory increased to 3.3 months, creating a healthier, more balanced market than we've experienced recently. Even with additional inventory, home values have remained resilient, with the median sales price increasing to $305,000, and homes continue to sell for 100% of their asking price on average.
